Digital marketing for real estate in India means using your project website, Google and Meta ads, property portals, WhatsApp and a CRM to turn online enquiries into site visits and bookings. The work that decides results is the unglamorous part: showing your RERA number correctly in every ad, calling leads back within minutes, and measuring cost per site visit instead of cost per lead.
This playbook is written for Indian developers, channel partners and brokers. It covers the rules you must follow before you spend, the eight channels that matter, a launch timeline, a budgeting worksheet and a checklist you can use this week.
What digital marketing for real estate looks like in India
A property purchase is a long, high-value decision. Buyers search on Google, browse portals such as 99acres, MagicBricks and Housing.com, watch walkthrough videos, ask family on WhatsApp, and only then book a site visit. Your marketing has to show up at each of those points with the same project facts.
The table below maps each stage of the buyer's journey to the channels that usually carry it.
| Buyer stage | What the buyer does | Channels that matter | What to measure |
|---|---|---|---|
| Awareness | Notices a new project or locality | Meta ads, YouTube, Instagram Reels, hoardings with QR codes | Reach, video views, cost per 1,000 impressions |
| Research | Searches "2 BHK in [locality]", compares prices | Google Search ads, SEO, portals, Google Business Profile | Clicks, landing page conversion rate |
| Shortlist | Downloads brochure, checks RERA details, asks questions | Project website, WhatsApp, lead forms | Leads, cost per lead, qualified lead rate |
| Site visit | Visits the sample flat or sales office | Calls, WhatsApp reminders, Google Maps listing | Site visits, cost per site visit |
| Booking | Negotiates, arranges loan, pays booking amount | Sales team, CRM follow-ups, retargeting | Bookings, cost per booking |
Rules to follow before you run a single ad
Real estate is one of the few categories in India where the law spells out what an ad must contain. Agencies that skip this create legal risk for the developer, and the fix is cheap if you build it into your templates from day one.
RERA registration number on every ad
Under the Real Estate (Regulation and Development) Act, 2016, a promoter cannot advertise, market or invite bookings for a project that needs registration until it is registered. Once registered, the project's registration number has to appear on the website and on any advertisement, including social media posts and digital ads.
Section 12 of the Act also lets a buyer who relied on a false statement in an ad withdraw and get their money back with interest. Every claim in your creative (possession date, amenities, carpet area) needs to match what is filed with the authority.
State rules go further
States add their own requirements, so check your state authority's latest orders. Two examples:
- MahaRERA (Maharashtra) has required a QR code next to the registration number and project website on all ads since 1 August 2023, covering newspapers, brochures, websites and social media ads. The July 2023 order set a penalty of ₹10,000 to ₹50,000 per violation, as reported by Housing.com.
- TNRERA (Tamil Nadu) bans vague disclaimers such as "terms and conditions apply" and travel-time claims from landmarks, and asks for the registration number and a QR code in the top-right corner of ads, according to The Realty Today. Social posts must carry a clickable link to the authority's website.
In practice, this means your Meta and Google creatives need space reserved for the registration number and QR code, and your landing page should show them above the fold.
Consent for leads under the DPDP Rules
The government notified the Digital Personal Data Protection Rules on 14 November 2025, with an 18-month window for phased compliance, according to the PIB explainer. Every lead form you run collects personal data, so it needs a clear consent notice stating why you collect the number and how you will contact the person, plus an easy way to withdraw consent.
Buying "lead databases" of people who never asked to hear from you is the fastest way to break these rules. It also produces leads that rarely convert.
The 8-channel playbook for real estate digital marketing
You do not need every channel from day one. Most projects start with a strong landing page, Google Search, Meta lead ads and WhatsApp follow-up, then add the rest as data comes in.
1. A project website and landing pages you own
Your website is the one asset that keeps working after the ad budget stops. Each project needs its own page with floor plans, carpet areas, price range or "price on request" logic, location map, RERA number and QR code, construction updates and a short enquiry form.
Keep forms short (name, phone, preferred configuration). Add a WhatsApp button and a click-to-call button for mobile visitors. Our guide to UI/UX design principles that convert visitors covers the form and layout details.
2. Property portals: 99acres, MagicBricks and Housing.com
Portals bring buyers who are already in the market, which is why most developers and brokers list on them. The trade-off is control: you rent the audience, sit next to competing listings in the same locality, and cannot reuse the page once your package ends.
| Factor | Property portals | Your own website plus ads |
|---|---|---|
| Speed to first lead | Fast, buyers already browse there | Fast with ads, slower with SEO alone |
| Competition on the page | Other projects shown alongside yours | Only your project |
| Data ownership | Partial, depends on the portal package | Full, leads go straight to your CRM |
| Long-term value | Stops when the package ends | Content and SEO keep bringing traffic |
| Best use | Resale, rentals, early launch reach | New projects, brand building, retargeting |
Use portals for reach, then send every portal enquiry into the same CRM and WhatsApp flow as your other leads so you can compare cost per site visit by source.
3. Google Search ads and lead forms
Search ads catch people typing high-intent queries such as "3 BHK in Thane West" or "[project name] price". Bid on locality plus configuration terms, your own project name and competitor project names in the same micro-market.
Google's lead form assets let people submit details inside the ad on Search and Performance Max campaigns. You must link a privacy policy, and leads can be sent to your CRM by webhook. Google Ads bought from Google's Indian entity carry 18% GST, which registered businesses can usually claim as input tax credit by sharing their GSTIN, as ClearTax explains. Budget for it.
4. Meta lead ads on Facebook and Instagram
Meta is where most new-launch campaigns find volume. Instant forms keep the user inside the app, so lead volume is high but quality varies. Add one qualifying question (budget band or purchase timeline) and a higher-intent form type so casual tappers drop out.
Meta has started offering household income targeting in India, with brackets such as the top 10%, according to a September 2025 Vaizle report. Treat it as a directional signal, since Meta has not published how it estimates income in India.
If you target NRIs in the United States, Canada or parts of Europe, Meta's Housing special ad category applies to those audiences and restricts some targeting options, as Jon Loomer's guide to special ad categories explains. Plan NRI audiences with that in mind.
5. Local SEO and Google Business Profile
Create a Google Business Profile for each site office and sales lounge. Add photos, opening hours, the project website and a booking link, and ask genuine visitors to leave reviews. This is how you appear when someone searches the project name or "new projects near me" on Maps.
On the website, build locality pages ("Living in Kharghar: schools, metro, prices") and answer the questions buyers ask your sales team. Our technical SEO checklist covers the site health basics, and the SEO cost guide explains what ongoing SEO costs.
6. WhatsApp follow-up
Indian buyers expect to continue the conversation on WhatsApp. Use the WhatsApp Business Platform to send an instant brochure and site-visit link the moment a form is submitted, followed by reminders before the visit.
Meta has charged per template message since 1 July 2025, and free-form replies within an open customer service window are free, per Meta's pricing documentation. Only message people who opted in, and keep marketing broadcasts infrequent so your number's quality rating stays healthy.
7. Video and content
Short walkthroughs of the sample flat, drone shots of the location, monthly construction updates and explainer videos on home loans or stamp duty all build trust before the first call. Construction updates matter most for under-construction projects, where buyers worry about delays.
Repurpose each video into a Reel, a YouTube Short, a WhatsApp status and a website embed. One shoot a month is enough for most projects.
8. CRM, tracking and reporting
Every lead from every source should land in one CRM with its source tag. Track the full chain: lead, qualified lead, site visit, booking. Without this, you end up cutting the channel with the cheapest leads instead of the one with the cheapest bookings.
Simple automations help here: assign leads round-robin to sales staff, trigger the WhatsApp brochure, and alert a manager if a lead is not called in 15 minutes. Our guide to AI automation for small businesses shows how these workflows are set up.
Real estate lead generation: the speed-to-lead system
Harvard Business Review research by Oldroyd, McElheran and Elkington found that most companies respond to online leads far too slowly. Property buyers often enquire with several projects on the same day, so the developer who calls first gets the first chance at a site visit.
- Lead arrives from any source and is pushed to the CRM within a minute.
- WhatsApp sends the brochure, location pin and a site-visit booking link automatically.
- A sales executive calls within 5 to 15 minutes during working hours.
- Unanswered leads get two more call attempts at different times of day.
- Booked visits get a reminder the evening before and two hours before.
- After the visit, the CRM schedules follow-ups and retargeting ads show the floor plan the buyer liked.
Project launch timeline
New launches work best when marketing starts before the registration is live, but ads can only run once the project is registered. Use the pre-registration weeks for building assets.
| When | Marketing tasks |
|---|---|
| 8 to 6 weeks before launch | Brand name and creative route, website build, CRM and WhatsApp setup, Google Business Profile, shoot location video |
| Registration received | Add RERA number and QR code to every template, publish the project page, submit brochure to the authority where required |
| Launch weeks 1 to 2 | Google Search on project and locality terms, Meta lead ads, portal listings, PR, channel partner briefings |
| Weeks 3 to 8 | Shift budget to the sources with the lowest cost per site visit, add retargeting, start weekly site-visit weekends |
| After launch phase | Monthly construction updates, SEO content, referral campaigns for existing buyers |
How much digital marketing for real estate costs in India
Costs have two parts: ad spend paid to Google, Meta and portals, and the fee for whoever runs the campaigns. As one published reference point, the agency Sqroot's real estate page puts real estate digital marketing at ₹50,000 to ₹2,00,000 per month in India. Your number depends on the city, ticket size and how many projects you run.
Cost per lead varies so much by city, configuration and season that a single benchmark misleads more than it helps. Work backwards from bookings instead. The example below uses assumed numbers purely to show the maths; replace them with your own CRM data.
| Step | Illustrative assumption | Result |
|---|---|---|
| Monthly ad spend | ₹3,00,000 | ₹3,00,000 |
| Leads | Assumed cost per lead ₹1,000 | 300 leads |
| Qualified leads | Assumed 30% qualify | 90 qualified |
| Site visits | Assumed 20% of qualified visit | 18 visits, ₹16,667 per visit |
| Bookings | Assumed 1 in 9 visits books | 2 bookings, ₹1,50,000 per booking |
Once you know your real cost per booking, compare it with the margin on one unit. That tells you how much you can afford to spend per lead, and which channel deserves more budget.
Marketing to NRI buyers
Under the FEMA property regulations, NRIs can buy residential and commercial property in India under general permission, but not agricultural land, plantation property or farmhouses without specific RBI approval, as Housing.com summarises. Keep your NRI campaigns to eligible property types.
Run NRI campaigns in the time zones where your buyers live, offer video-call site tours, and explain the payment and home loan process for NRIs on a dedicated page.

Frequently asked questions
What is the best digital marketing channel for real estate in India?
For most new projects, Google Search ads bring the highest-intent leads and Meta lead ads bring the most volume. Portals add buyers already in the market. The best channel for you is the one with the lowest cost per site visit in your CRM data, which you will only know after a few weeks of running several channels side by side.
How much does digital marketing for real estate cost in India?
You pay ad spend plus a management fee. One Indian agency publishes a range of ₹50,000 to ₹2,00,000 per month, and large launches spend far more on media. Add 18% GST on Google Ads invoices from Google India.
Is the RERA number required on Facebook and Instagram ads?
Yes. The RERA Act requires the registration number on any advertisement for a registered project, and state authorities add their own rules: MahaRERA requires a QR code on social media ads, and TNRERA requires a clickable link to the authority's website on social posts.
What is the 70-20-10 rule in digital marketing?
It is a budgeting habit: put about 70% of spend on channels that already work, 20% on promising channels you are scaling, and 10% on experiments. For a real estate project, that might mean Google Search and Meta lead ads, then YouTube, then a new idea such as regional-language Reels.
How do I target NRI buyers with digital marketing?
Run Google and Meta campaigns in the countries where your NRI buyers live, at their local times, and offer video-call site tours. On Meta, ads to audiences in the US, Canada and parts of Europe fall under the Housing special ad category, which restricts some targeting options.
How fast should I respond to a real estate lead?
Within minutes. Set up an instant WhatsApp reply and aim for a call within 5 to 15 minutes during working hours, because buyers often enquire with several projects on the same day.
